The price, with no asterisk
An annual service on a domestic gas boiler is £84. That is the price Lloyd runs in his own advertising, not a rate invented for this page, and it applies whether or not LMB fitted the boiler. The visit is done by Lloyd himself, a Gas Safe registered engineer based in Pencoed, covering Bridgend and the surrounding county.
What actually gets checked
A proper service is not a man wiping the casing with a cloth. The boiler is opened up and checked as a working gas appliance: combustion performance measured with a flue gas analyser, the flue and ventilation checked, gas tightness tested, burner and key components inspected, seals examined, the condensate route checked, and the system pressure and expansion vessel verified. If a magnetic filter is fitted, it is cleaned out, which is exactly the sludge protection it exists for.
Just as important is what the service catches early. A weeping valve, a tired pump, a partially blocked condensate pipe: found in September during a service, these are small jobs. Found in January when the boiler dies in a cold snap, they are an emergency with a waiting list. The reviews on this site repeatedly mention faults caught and fixed quickly, and that pattern starts with regular servicing.
The warranty clause nobody reads
Here is the part that surprises people. The long manufacturer warranties on modern boilers, including the 5 and 10 year cover on the Baxi and Vaillant models LMB installs, are conditional. The manufacturers’ warranty terms require an annual service by a Gas Safe registered engineer, recorded in the benchmark or service history. Skip a year and the manufacturer can refuse a claim that would otherwise have been covered.
Put bluntly: an £84 service is what stands between you and losing the remaining years of cover on a boiler that cost thousands. Whoever services your boiler, have it done every 12 months and keep the record.
Landlords: pair it with the CP12 in one visit
If you let property, you already need an annual landlord gas safety check by law. The efficient pattern is the service and the CP12 certificate done in the same visit: one appointment for the tenant, the warranty kept valid, and the legal record in your file. The CP12 price depends on the property and is confirmed as a fixed figure before booking, so there is nothing to negotiate on the doorstep.
